Forget location, location, location. When it comes to selling homes, the real secret may be Turtle Power.

To help entice families to one of its new developments in Clavering, a village in Essex, England, Weston Homes has called in Donatello, Leonardo, Michelangelo and Raphael.

Buyers who select a house in St. Catherine's Grange before the end of next month can great a free Teenage Mutant Ninja Turtles-themed bedroom. Presumably, it will be a child's room, but we're not judging. You're among friends.

As you can see in the photos below, the bedroom comes complete with stylish wall prints, a manhole-cover pillow, green side lamps and a mounted ladder that leads to the "storm drain." The action figures and other accessories are apparently part of the deal, but you might want to double check with Weston Homes before plunking down the $550,000 or so (starting price) for one of the houses.

Before you scoff, the developer contends the promotion is working.

“The houses at St Catherine’s Grange are perfect for families and more than 50 percent of the visitors to the development have been families enchanted by the Teenage Ninja Mutant Turtle-themed room," Weston Homes Chairman Bob Weston told The Wharf. “It has definitely helped play a role in our success at promoting the houses to families with children.”
